The home selling process has changed forever!

You no longer have to pay a traditional real estate agent 6% or 7% of your homes sales price to list and sell in the Realtor MLS systems.

This commission was traditionally split between the listing broker and the selling broker at closing.

Now there is a choice to save substantially on the listing side of this transaction, but in a few cases, you can save the selling agent’s commission too. This is over stated by many of our competitors because most serious home buyers have an agent to represent them.

We have used our 40+ years of experience to develop solutions to help you save on the listing and sale of your home and still receive great service in the two most critical phases of the home selling process, the marketing and contract negotiation phases. 

You can do this without any real estate experience!

Ok, let’s get going.

The first thing to do is to contact us for a listing appointment. We are giving away a free photo tour of your home from now until  March 31, 2011 so your home needs to be ready to photograph at the time of the appointment.

The thing to keep in mind is that most people do not live in a home that is ready to market. The idea is to “mentally move out” of your home. It is time to “unclutter” by cleaning off the kitchen counter tops, removing refrigerator magnets, cleaning out closets — picking up, putting up and removing anything unnecessary. Some people even rent storage facilities during the listing process.

Once you are ready for pictures, we will come to your home, photograph it and help you decide on which upgrades that you need and complete the listing paperwork.

We return to the office and enter your home’s information into both MLS systems (Just GAMLS if you live outside the 21 county Atlanta metro area), upload the pictures and the disclosure to FMLS. This is important for the listing to be complete at the time of the listing due to the massive listing syndication that takes place just after listing. The public will have almost immediate access to hundreds of search sites and if your pictures are not there, it will not get looked at!

We provide a flyer template for you to print your own flyers and you show your home to buyers that do not have an agent. We take care of the rest for you!

When an offer comes in, we prepare an estimated net to seller sheet and help you negotiate the offer to turn it into a contract. This service also includes any negotiation on inspection items.

Once we have a final accepted contract, we make sure the financing is in place, schedule the closing and follow the contract through to closing for you.
